One North Quay will be a global life sciences hub in Canary Wharf, featuring stacked ‘neighbourhoods’ that enhance internal connectivity, and green terraces and a Gillespies-designed plaza that extend the workplace outdoors to support wellbeing and connection to nature.

Designed by KPF Architects, the proposals deliver up to 355,000 sq m of highly adaptable floorspace, supporting a dynamic mix of uses including life sciences, office, residential, retail, community, leisure, hotel, co-living, and student accommodation. Rising 23 storeys, the building seamlessly integrates nature into its architecture, featuring ground-level planting, green terraces, cascading façade greenery, and a biodiverse rooftop—all enhancing its connection to the public realm.
The development deliver 0.8 hectares of accessible open space, introducing new seating, improved north-south links between Canary Wharf and Poplar, an activated central plaza, and upgrades to the ‘delta’ junction. A new east-west pedestrian and cycle route will further improve connectivity. At ground level, a lively mix of retail, public amenities, and urban greenery will transform the space into a welcoming destination for both the local community and the wider workforce.
A joint venture between Canary Wharf Group and Kadans Science Partner, the project received planning approval from Tower Hamlets Council in July 2023.
