Gillespies is working alongside Maccreanor Lavington on the design of Park Royal Road, a complex PBSA led mixed-use development in the heart of the Old Oak Park Development Area, West London. The scheme delivers 888 purpose-built student homes, over 2,000m² of flexible workspace, and 32 affordable homes, brought together by a series of connected amenity spaces.

A connected urban campus

At the heart of the project is an ambition to create a vibrant, inclusive neighbourhood defined by high-quality outdoor spaces that promote well-being, connection, and improve biodiversity.

Set across two sites on either side of Park Royal Road, the project unlocks opportunities for a series of elevated roof terraces, each uniquely shaped to reflect its environmental conditions and social function. These planted rooftops, offer places were students and residents can study, rest, exercise, and socialise. These terraces are designed to enhance connectivity among students, residents, and workers, supporting various activities and fostering meaningful interactions with nature.

At street level, a network of new pedestrian routes, active travel connections and green frontages will help to seamlessly integrate the development into its surrounding context. Generous planting, shaded seating and improved permeability create a welcoming, accessible and human-scaled public realm for residents, workers and the wider community. 

Together, these layered landscape interventions form a cohesive urban campus that will enhance quality of life and establish a benchmark for landscape-led regeneration in Old Oak.
