Capital Group and Kortros wanted to transform a derelict brownfield site in northern Moscow into a vibrant multi-functional residential complex, offering a series of exceptional open and semi-open outdoor spaces that will help build and foster a close-knit community and improve residents’ quality of life.

Located on a 7-ha industrial plot in the Ostankinsky district of northern Moscow near the Bochkova Street and Godovikova Street intersection, iLOVE is a complex of five blocks of high-rise residential buildings set in a parkland setting. The scheme will deliver new housing and associated social infrastructure, including a new kindergarten, school and retail spaces.

The positioning of the towers, masterplanned by Aecom, establishes a series of attractive private residential courtyard spaces with a cluster of play hubs, lawn spaces and tranquil seating areas. The communal gardens establish a green oasis within the city, offering residents spaces to sit, gather and play, while also breaking up the scale of the buildings.

A pedestrianised boulevard connects the buildings within the masterplan, forming an attractive, wide tree-lined space and establishing clear permeability across the site. The boulevard is activated by cafes, restaurants, bars and spill-out spaces. Off the central boulevard, a central square sits as a shared external space between the two central courtyards, providing flexible spaces for community use and events.
