The 8.7 hectare masterplan creates a rich and diverse neighbourhood, introducing a variety of uses and spaces, along with a pedestrian-friendly landscaped environment linking the prestigious Khamonvniki district in central administrative district of Moscow to the river embankment and surrounding Luzhniki Sports Park and stadium.

A series of sculpted podium gardens and linear parks — framed by the residential towers — offer residents a variety of secluded gardens, whilst externally water terraces, naturalised wetlands and ecological islands — providing refuge for bird wildlife — extend the development to the nearby river frontage. The geometry of the towers mirrors the character of the river following the longitudinal continuity of the embankment to compose different landscape experiences on two separate levels.

A series of steps allow the public to access the water level and a promenade provides an opportunity for visitors and residents to walk along the river’s edge.
