Planning success for Keith House Eastern Site in Hillingdon

Planning has been granted by Hillingdon Planning Committee for Keith House Eastern Site, the second phase of the wider masterplan for the redevelopment of the Keith House site in Hayes, west London. The Western site was awarded planning permission in March last year.

The project, designed by AHMM for co-living specialists Halcyon, will replace the original 1980s warehouse with a 376-bedroom long-stay co-living scheme comprising a series of private, self-contained bedrooms with a range of internal and external shared amenity spaces designed to deliver a one-of-a-kind shared living experience. The Western site will create a further 150 homes with ground-level commercial space.

Our landscape design proposals will deliver new areas of public realm and enhanced landscaping, including a new north to south pedestrian connection and mews square which will link the Eastern and Western sites. The landscape approach builds on the existing perimeter of green trees and planting, enhancing the edge planting and drawing nature into the heart of the development through additional tree planting and pockets of green spaces. A series of multi-functional upper-level terraces and living roofs will provide a green haven of peace and tranquillity, where residents can relax, work, entertain and engage with nature and each other.

The sitewide public realm enhancements will deliver enhanced ecology and biodiversity, improved access for residents and occupants, and improved links to the surrounding area to help foster community cohesion.
